Bay Farm consists of two specifically designed self-catering holiday cottages, Roebuck Cottage and Swallow Cottage, and built on the site of an old farm steading in 2000. Overlooking Munlochy Bay on the southeast side of the Black Isle, the cottages command superb views across the bay and the forested hills and farmland on the south shore, with the mountains of Strathconon in the distance. Well off the beaten track, and in quiet rural surroundings but within a short drive of Inverness, Bay Farm is a haven for birdwatchers and nature lovers.
Roebuck Cottage is a charming cottage that offers open plan, spacious and bright living accommodation. This self-catering cottage has one king en-suite bedroom and one twin en-suite bedroom, sleeping four guests. The accommodation is principally on the ground floor and is fully accessible by wheelchair.
Layout:
The open plan living room is bright and airy, with comfortable sofas to sit and admire the views across Munlochy Bay. There is a dining table and six chairs. The French windows lead out to the patio, with timber garden furniture and stunning views.
The spacious, open plan kitchen is fully equipped with fridge, freezer, microwave oven, electric oven and hob, kettle, toaster, dishwasher, washer/dryer.
The double bedroom comprises king-size bed and plenty of hanging and drawer space. Lovely views over the bay. The en-suite bathroom has a bath with shower, wash hand basin, and W.C.
The twin bedroom has two single beds, and sufficient hanging and drawer space. The en-suite bathroom comprises a bath with shower, wash hand basin and W.C.
Stairs lead from the lounge to the Mezzanine floor: A bright sun lounge, you can enjoy lovely sea views over the bay from the large roof windows.
The outdoor patio area has timber garden furniture and boasts spectacular views of Munlochy Bay and the mountains of Strathconon. Plenty of parking is available in the car park at the side of the cottages.
Up to two well-behaved dogs are welcome.
Heating and electricity included in your rental. We provide all bedding, bed linen and towels, TV, and WiFi (subject to fair usage policy).
Please note: Gardens/Outside areas not necessarily dog proof, even if fenced/walled, so dogs must be kept under control at all times, especially near farm animals.

A spacious cottage with everything you need in it. Modern equipement. A very beautiful vieuw. The cottage is light and quiet.
We missed a manual for the heating and had some problems with adjusting the right temperature.

Peace, tranquility, relaxation. Good local shops, restaurants, cafes. Lots to do in the area - walking, wildlife, history, etc. Accommodation provides very comfortable, convenient living with great views. Good walks from the door.

We have been holidaying at Munlochy for almost 12 years , initially at Easter, but now we visit at least three times a year with friends, dogs, family. We love the location and the peacefulness and hope to have many more good times there.
The pressure in the back bedroom shower is very slow and can revert from hot to cold. Can anything be done to improve it, we noticed a difference in the performance when the master bedroom shower was renewed - don't know if there is a connection?
Would it be possible to put a bathroom cabinet in the shower rooms ?

The welcoming gift was pleasant.
One problem was that there was only one cooking pan. (There should be more than one.)
And we missed some necessary spices, oil etc. (we would appreciate if there was some salt, pepper, oil, vinegar and sugar)

This beautiful cottage is clean, well furnished and has a view to die for! Even if the weather is poor (and in our many visits we have found it much better than the forecasts have predicted) the views and places to visit certainly make up for it. It is great for bird lovers (ospreys, red kites, woodpeckers etc etc are often seen through the window) and seals and dolphins can be seen at Chanonry point.
Anything I say on this would be nit-picking! We find the whole experience first class........ from Julie's help with the booking (she knows I'm not good with I.T ! ) to the much appreciated welcome pack left by Gillian. We've already booked again for October...... we can never wait to return!

Accommodation is very comfortable and superbly located. The local area offers excellent independent food shops and several very good eateries. Local wildlife and walking is always top rate.
The main bedroom en-suite bathroom is under heated for winter use and would benefit from a towel rail with a higher rating, eg. 150W

This is a beautiful, peaceful place that let us enjoy true Highland countryside - from the pheasants to the scenery! We enjoyed the layout and the ability to accommodate a 3rd child in the one room. Having 2 full bathrooms and a half bathroom was a pleasant surprise for us.
Main thing was dull knives! Oh, it may also be helpful to put on your website, NOT to follow the Google directions. It brings you in from the other side, which isn't quite possible. Your directions were good but normally I just pull it off the internet and I know the people renting the cottage beside us followed Google Maps and had to back track!
Cancellation: The Holidaymaker is liable for the total hire charge unless written notice of the intention to cancel the booking is received at least eight weeks prior to the commencement of the holiday. The deposit paid to confirm the booking, and other monies paid, will only be refunded if the Owner is able to re-let the holiday cottage for the period of the holiday let. In the event of re-letting, the Owner will retain the sum of 100GBP to cover administrative costs and (subject to deduction of that sum) refund to the Holidaymaker the balance of monies received from the Holidaymaker, or the sum received from re-letting whichever sum shall be the lower. Every effort will be made to re-let a cancelled booking, but the Holidaymaker is advised to take out holiday insurance to cover that eventuality.
