Bay Farm consists of two specifically designed self-catering holiday cottages, Roebuck Cottage and Swallow Cottage, and built on the site of an old farm steading in 2000. Overlooking Munlochy Bay on the southeast side of the Black Isle, the cottages command superb views across the bay and the forested hills and farmland on the south shore, with the mountains of Strathconon in the distance. Well off the beaten track, and in quiet rural surroundings but within a short drive of Inverness, Bay Farm is a haven for birdwatchers and nature lovers. Roebuck Cottage is a charming cottage that offers open plan, spacious and bright living accommodation. This self-catering cottage has one king en-suite bedroom and one twin en-suite bedroom, sleeping four guests. The accommodation is principally on the ground floor and is fully accessible by wheelchair. Layout: The open plan living room is bright and airy, with comfortable sofas to sit and admire the views across Munlochy Bay. There is a dining table and six chairs. The French windows lead out to the patio, with timber garden furniture and stunning views. The spacious, open plan kitchen is fully equipped with fridge, freezer, microwave oven, electric oven and hob, kettle, toaster, dishwasher, washer/dryer. The double bedroom comprises king-size bed and plenty of hanging and drawer space. Lovely views over the bay. The en-suite bathroom has a bath with shower, wash hand basin, and W.C. The twin bedroom has two single beds, and sufficient hanging and drawer space. The en-suite bathroom comprises a bath with shower, wash hand basin and W.C. Stairs lead from the lounge to the Mezzanine floor: A bright sun lounge, you can enjoy lovely sea views over the bay from the large roof windows. The outdoor patio area has timber garden furniture and boasts spectacular views of Munlochy Bay and the mountains of Strathconon. Plenty of parking is available in the car park at the side of the cottages. Heating and electricity included in your rental. We provide all bedding, bed linen and towels, TV, and WiFi (subject to fair usage policy). Up to two well-behaved dogs are welcome at an added fee of £20 per dog. Please note: Gardens/Outside areas not necessarily dog proof, even if fenced/walled, so dogs must be kept under control at all times, especially near farm animals. - EPC rating E - Highland Council Short Term Let Licence no. The fact that the minute we see the place we just relax. Another wonderful holiday.
The only thing I would change would be to put the telly back downstairs again.

Without question this is a wonderful place to stay. Our 10th year, staying at least once a year. You can't beat it for total peace & quiet, but convenient for Inverness or touring Westwards or further North. Marvelous wildlife & birds in the grounds. The day we were leaving the Bluebells were out in the woods above the cottage. At certain times of year there are seals in the bay when the tide goes out. We especially love the Geese visiting the opposite shore in the evenings. Glorious sunsets looking over Ben Wyvis. A walk through the Ormond castle forest track & the Redwood trees on Rosehaugh estate is a must. Can't wait to go back!

We had a fantastic stay at Roebuck Cottage. I did a lot of research for a cottage where we could take Martha our young Labrador along but was not a typical "dog friendly" cottage. i.e. I wanted a "home from home" place that wasn't all cheap furniture and throws and Roebuck definitely lived up to my expectation. The location was amazing with walks right from the door and the water front just a couple of miles away. It's never too cold for a Labrador dip in the water even in the north of Scotland. We will definitely return and have already recommended to friends.
I can't think of a single thing that needs improving. A big thank you to whoever maintains and cleans the cottage. You do a fantastic job.

Peace and quiet. Scenery and wildlife. Comfortable beds and spacious shower. Well equipped kitchen and good TV. Generous sized table and spacious, bright living area.
Oven is getting 'tired'. Internal light doesn't work, door no longer closes properly and timer works erratically.

We really enjoyed the peace and tranquillity of being at Roebuck Cottage once again. It was so different from our last stay at Roebuck! The weather was very good for this time of year and It was lovely to see the autumn colours appearing in the countryside. We had a lovely holiday as we did earlier this year at the Boathouse and previously at Otter Lodge in October last year. We look forward to many more visits.

The view and peace and quiet.
We had a small problem with missing light bulbs and no replacements. Microwave and cooker could probably do with an upgrade but being really picky!

Cancellation policy: Cancellation: The Holidaymaker is liable for the total hire charge unless written notice of the intention to cancel the booking is received at least eight weeks prior to the commencement of the holiday. The deposit paid to confirm the booking, and other monies paid, will only be refunded if the Owner is able to re-let the holiday cottage for the period of the holiday let. In the event of re-letting, the Owner will retain the sum of 100GBP to cover administrative costs and (subject to deduction of that sum) refund to the Holidaymaker the balance of monies received from the Holidaymaker, or the sum received from re-letting whichever sum shall be the lower. Every effort will be made to re-let a cancelled booking, but the Holidaymaker is advised to take out holiday insurance to cover that eventuality.
