Bay Farm consists of two specifically designed self-catering holiday cottages, Roebuck Cottage and Swallow Cottage, and built on the site of an old farm steading in 2000. Overlooking Munlochy Bay on the southeast side of the Black Isle, the cottages command superb views across the bay and the forested hills and farmland on the south shore, with the mountains of Strathconon in the distance. Well off the beaten track, and in quiet rural surroundings but within a short drive of Inverness, Bay Farm is a haven for birdwatchers and nature lovers.
Roebuck Cottage is a charming cottage that offers open plan, spacious and bright living accommodation. This self-catering cottage has one king en-suite bedroom and one twin en-suite bedroom, sleeping four guests. The accommodation is principally on the ground floor and is fully accessible by wheelchair.
Layout:
The open plan living room is bright and airy, with comfortable sofas to sit and admire the views across Munlochy Bay. There is a dining table and six chairs. The French windows lead out to the patio, with timber garden furniture and stunning views.
The spacious, open plan kitchen is fully equipped with fridge, freezer, microwave oven, electric oven and hob, kettle, toaster, dishwasher, washer/dryer.
The double bedroom comprises king-size bed and plenty of hanging and drawer space. Lovely views over the bay. The en-suite bathroom has a bath with shower, wash hand basin, and W.C.
The twin bedroom has two single beds, and sufficient hanging and drawer space. The en-suite bathroom comprises a bath with shower, wash hand basin and W.C.
Stairs lead from the lounge to the Mezzanine floor: A bright sun lounge, you can enjoy lovely sea views over the bay from the large roof windows.
The outdoor patio area has timber garden furniture and boasts spectacular views of Munlochy Bay and the mountains of Strathconon. Plenty of parking is available in the car park at the side of the cottages.
Up to two well-behaved dogs are welcome.
Heating and electricity included in your rental. We provide all bedding, bed linen and towels, TV, and WiFi (subject to fair usage policy).
Please note: Gardens/Outside areas not necessarily dog proof, even if fenced/walled, so dogs must be kept under control at all times, especially near farm animals.

This is a beautiful, peaceful place that let us enjoy true Highland countryside - from the pheasants to the scenery! We enjoyed the layout and the ability to accommodate a 3rd child in the one room. Having 2 full bathrooms and a half bathroom was a pleasant surprise for us.
Main thing was dull knives! Oh, it may also be helpful to put on your website, NOT to follow the Google directions. It brings you in from the other side, which isn't quite possible. Your directions were good but normally I just pull it off the internet and I know the people renting the cottage beside us followed Google Maps and had to back track!

The location was very special, with lots of interesting things to watch or do all day. The accommodation was excellent, too, particularly because each bathroom had a bath as well as a shower, unlike others on the estate.
The help and service we get from everyone from Julie on booking, to Gillian at the cottage, to staff members on the estate that we have met, are lovely, professional and friendly.

Beautiful cottage, lovely location, having broadband this year was very useful.
Shower in the bathroom in the twin bedroom has no water pressure and is not useable. Oven was not very clean.

We have always been very happy and enjoyed our visits to Bay Farm in the past and could not fault the kindness and the service you provide for us. We also enjoy the peace and the beauty of the surrounding countryside and feel very relaxed as a result. It is lovely to sit out and enjoy the view.
Outdoors: ''Private patio" overlooking the bay was not true on this occasion but I am sure our neighbours and their visitors had a lovely holiday.

Brilliant views. Great for short walks. Very convenient for local shopping (local shops of high quality). Peace and quiet. Excellent birdwatching. Very comfortable bedrooms. Bathrooms spacious. Well equipped kitchen. Broadband service good. Bright and spacious living space. Very good dining table. 5 star neighbours in Colin, Jane, Bran and Nanny.
After fourteen years of visits to Roebuck/Swallow I still feel I want to be there more often and for longer visits. But I also feel that the layout of the sitting areas needs a rethink. I can understand the changes in Roebuck to laminate floor and leather chairs as pets are present but it has given the cottage a less comfortable feel. The current arrangement could I think be enhanced with the introduction of a television in this sitting area (I see a cable has been installed) and some rearrangement of seating. A tv with catch up facility (eg BBC iPlayer) would be useful. Many people might wonder why I consider an indoor source of diversion necessary in such a beautiful location. But in winter, with long dark evenings and an elderly relative in tow, it would be helpful.
In the meantime I shall continue to open the wine, enjoy Jane and Colin's company (doesn't he look smart in his trews?) and delve further into the Empire under Heape.

The beautiful, tranquil position overlooking Munlochy Bay, and the unique opportunity that it offers to watch wildlife right on the doorstep.
The cottage itself is superb, being very well equipped and comfortable.
Gillian (the housekeeper) does a remarkable job in maintaining a very high standard of cleanliness and we're always made to feel so welcome. And as our recent holiday must have been our 10th visit to Bay Farm cottages, that this speaks for itself as to how much we love holidaying with you.

BEING BACK AND AS AS ALWAYS, ENJOYING THE TRANQUILITY, THE WEATHER, THE VIEW, THE COUNTRYSIDE AND JUST BEING RELAXED.
Cancellation: The Holidaymaker is liable for the total hire charge unless written notice of the intention to cancel the booking is received at least eight weeks prior to the commencement of the holiday. The deposit paid to confirm the booking, and other monies paid, will only be refunded if the Owner is able to re-let the holiday cottage for the period of the holiday let. In the event of re-letting, the Owner will retain the sum of 100GBP to cover administrative costs and (subject to deduction of that sum) refund to the Holidaymaker the balance of monies received from the Holidaymaker, or the sum received from re-letting whichever sum shall be the lower. Every effort will be made to re-let a cancelled booking, but the Holidaymaker is advised to take out holiday insurance to cover that eventuality.
