Overlooking Munlochy Bay on the southeast side of the Black Isle, the cottages command superb views across the bay and the forested hills and farmland on the south shore, with the mountains of Strathconon in the distance. Well off the beaten track, and in quiet rural surroundings but within a short drive of Inverness, Bay Farm is a haven for birdwatchers and nature lovers. Roebuck Cottage is a charming cottage that offers open plan, spacious and bright living accommodation. This self-catering cottage has one king en-suite bedroom and one twin en-suite bedroom, sleeping four guests. The accommodation is principally on the ground floor and is fully accessible by wheelchair. Layout: The open plan living room is bright and airy, with comfortable sofas to sit and admire the views across Munlochy Bay. There is a dining table and six chairs. The French windows lead out to the patio, with timber garden furniture and stunning views. The spacious, open plan kitchen is fully equipped with fridge, freezer, microwave oven, electric oven and hob, kettle, toaster, dishwasher, washer/dryer. The double bedroom comprises king-size bed and plenty of hanging and drawer space. Lovely views over the bay. The en-suite bathroom has a bath with shower, wash hand basin, and W.C. Stairs lead from the lounge to the Mezzanine floor: A bright sun lounge, you can enjoy lovely sea views over the bay from the large roof windows. The outdoor patio area has timber garden furniture and boasts spectacular views of Munlochy Bay and the mountains of Strathconon. Plenty of parking is available in the car park at the side of the cottages. Heating and electricity included in your rental. We provide all bedding, bed linen and towels, TV, and WiFi (subject to fair usage policy). Up to two well-behaved dogs are welcome at an added fee of £20 per dog. I've already emailed our comments to Christina. The house was lovely, clean and comfortable. We found the beds to be too soft but realise that this is a personal preference. I left a note for the cleaners as one wall-light needed a bulb and one of the bathroom lights was flashing on and off when switched on. G. T. Superb cottage, l could have lived. We like to cook in many places they supply cheap knives, so we take our own not here they were good quality and a pleasure to use. All in all a great venue and place to stay We stayed in the double room and our friends commented on there shower in the other. It had mould in the base and there was a problem with the shower head. The shower in the main room wanted a plunger on the drain as the water was not running away. On the last day one of the lugs supporting the seat broke. Both these issues were reported to one of the telephone numbers on the welcome sheet C. The setting is amazing and there is lots of wildlife to view. The cottage itself is always welcoming and makes you immediately feel at home. It is regularly redecorated and appliances are replaced as necessary. We never want go leave.....and always look forward to our next visit. The cottage itself is perfect but access to it is becoming increasingly hazardous. You need good car springs! T. We have been coming to Roebuck cottage, several times a year for over 13 years, we absolutely love the cottage, location, walks, dog friendliness, total relaxation of our stay. Beautiful view and location. Really well furnished property. Unfortunately the wifi connection did not work for the duration of our stay. This did not bother the adults (we were quite happy being cut off!) but our children were quite frustrated with that. The deposit paid to confirm the booking, and other monies paid, will only be refunded if the Owner is able to re-let the holiday cottage for the period of the holiday let. In the event of re-letting, the Owner will retain the sum of 100GBP to cover administrative costs and (subject to deduction of that sum) refund to the Holidaymaker the balance of monies received from the Holidaymaker, or the sum received from re-letting whichever sum shall be the lower. Every effort will be made to re-let a cancelled booking, but the Holidaymaker is advised to take out holiday insurance to cover that eventuality.
