Overlooking Munlochy Bay on the southeast side of the Black Isle, the cottages command superb views across the bay and the forested hills and farmland on the south shore, with the mountains of Strathconon in the distance. Well off the beaten track, and in quiet rural surroundings but within a short drive of Inverness, Bay Farm is a haven for birdwatchers and nature lovers. Roebuck Cottage is a charming cottage that offers open plan, spacious and bright living accommodation. This self-catering cottage has one king en-suite bedroom and one twin en-suite bedroom, sleeping four guests. The accommodation is principally on the ground floor and is fully accessible by wheelchair. Layout: The open plan living room is bright and airy, with comfortable sofas to sit and admire the views across Munlochy Bay. There is a dining table and six chairs. The French windows lead out to the patio, with timber garden furniture and stunning views. The spacious, open plan kitchen is fully equipped with fridge, freezer, microwave oven, electric oven and hob, kettle, toaster, dishwasher, washer/dryer. The double bedroom comprises king-size bed and plenty of hanging and drawer space. Lovely views over the bay. The en-suite bathroom has a bath with shower, wash hand basin, and W.C. Stairs lead from the lounge to the Mezzanine floor: A bright sun lounge, you can enjoy lovely sea views over the bay from the large roof windows. The outdoor patio area has timber garden furniture and boasts spectacular views of Munlochy Bay and the mountains of Strathconon. Plenty of parking is available in the car park at the side of the cottages. Heating and electricity included in your rental. We provide all bedding, bed linen and towels, TV, and WiFi (subject to fair usage policy). Up to two well-behaved dogs are welcome at an added fee of £20 per dog. We love the cottage. It’s location is perfection and it is always very clean and comfortable. The TV remote control does not always work and the light in the front bathroom did not always light. J. We love staying in these cottages. The location is magical and sufficiently near two villages for supplies. We very much appreciated the efficient but relaxed method of booking. Country Cottage Holidays provided all the information we needed and are flexible and helpful. Thank you. I was wondering where the outside furniture was that we had enjoyed last time, but as soon as the sun shone, the furniture appeared - thank you. J. G. Beautiful scenery. Plenty of wild life. Peaceful location. Clean, well maintained cottage. Stunned that the’welcome pack’ was a pack of biscuits!!? On our many previous visits we have at least been able to make a cup of tea on arrival …… much needed after an 8 hour journey. I appreciate that times are hard but other friends of ours who have stayed in self catered cottages still had a decent welcome pack….. even a bottle of wine in some cases. Also, couldn’t understand why the bread bin had disappeared and there were no waste bins in the bedrooms??? J. We've been clients for 6/7 years, going twice a year. It's mostly for the location and the spectacular views, no other place relaxes me like Bay Farm does. Gillian and team do their best in a short turn-around slot and she's always on hand if needed. I do feel Roebuck is looking a but jaded and needs a refresh such as the kitchen plus curtains etc. I note the excessive price increase from 2023 and feel this may be a mistake: huge recession looming and the cost of living going up (for no apparent reason!) may mean less custom. Folk just can't afford those rates. Plus I'm sure John Guthrie doesn't need the dosh....looking at The Times rich list! Perhaps introduce a loyalty card for regulars and offer discounts. Wonderful setting.Spacious comfortable and clean. Very well equipped ,thank you Wi-Fi code stuck on telephone is wrong it needs to be in lower case. We spent ages trying to log on! Cant praise this cottage and location enough, lost count of the number of holidays weve had there. Met Gillian at long last and she explained that there were plans to upgrade the kitchen and some of the bedroom fittings, i feel this would enhance the cottage even more. In the event of re-letting, the Owner will retain the sum of 100GBP to cover administrative costs and (subject to deduction of that sum) refund to the Holidaymaker the balance of monies received from the Holidaymaker, or the sum received from re-letting whichever sum shall be the lower. Every effort will be made to re-let a cancelled booking, but the Holidaymaker is advised to take out holiday insurance to cover that eventuality.
