Bay Farm consists of two specifically designed self-catering holiday cottages, Roebuck Cottage and Swallow Cottage, and built on the site of an old farm steading in 2000. Overlooking Munlochy Bay on the southeast side of the Black Isle, the cottages command superb views across the bay and the forested hills and farmland on the south shore, with the mountains of Strathconon in the distance. Well off the beaten track, and in quiet rural surroundings but within a short drive of Inverness, Bay Farm is a haven for birdwatchers and nature lovers.
Roebuck Cottage is a charming cottage that offers open plan, spacious and bright living accommodation. This self-catering cottage has one king en-suite bedroom and one twin en-suite bedroom, sleeping four guests. The accommodation is principally on the ground floor and is fully accessible by wheelchair.
Layout:
The open plan living room is bright and airy, with comfortable sofas to sit and admire the views across Munlochy Bay. There is a dining table and six chairs. The French windows lead out to the patio, with timber garden furniture and stunning views.
The spacious, open plan kitchen is fully equipped with fridge, freezer, microwave oven, electric oven and hob, kettle, toaster, dishwasher, washer/dryer.
The double bedroom comprises king-size bed and plenty of hanging and drawer space. Lovely views over the bay. The en-suite bathroom has a bath with shower, wash hand basin, and W.C.
The twin bedroom has two single beds, and sufficient hanging and drawer space. The en-suite bathroom comprises a bath with shower, wash hand basin and W.C.
Stairs lead from the lounge to the Mezzanine floor: A bright sun lounge, you can enjoy lovely sea views over the bay from the large roof windows.
The outdoor patio area has timber garden furniture and boasts spectacular views of Munlochy Bay and the mountains of Strathconon. Plenty of parking is available in the car park at the side of the cottages.
Heating and electricity included in your rental. We provide all bedding, bed linen and towels, TV, and WiFi (subject to fair usage policy).
Up to two well-behaved dogs are welcome at an added fee of £20 per dog.
Please note: Gardens/Outside areas not necessarily dog proof, even if fenced/walled, so dogs must be kept under control at all times, especially near farm animals.

We love to visit at any time of year & only wish we could stay longer. The cottage is always warm & cosy which was very welcome after being out in the clear blue sky winter weather.
As always, thank you all for making our holidays in this idyllic cottage so special. We hope to return for another break later this year. One clear dark night we drove north across to Culbokie to try & see the Aurora but no luck this time. Pictures on BBC Highlands where it was spotted in the far north Caithness & Sutherland. The high easterly storm winds were causing a lot of tree debris to be blown onto the car park. The trees near the cottage were moving so much, I thought it best to move the car away up the drive. But the conditions were unusual & extreme. I cleared the branches into the quarry, not a criticism.

Roebuck is in a quiet, secluded position with a delightful outlook. There is an abundance of wildlife in the neighbourhood and pleasant walks from the doorstep. It is a 5 minute drive to basic supplies and takeaways, 10 minutes from a range of good produce outlets, restaurants and a selection of coastal walks.
Being on the Black Isle sunshine hours are much higher than the national average.
The accommodation has comfortable, spacious bedrooms, a well equipped kitchen and warm, bright living areas. Access is easy and parking at the property, making it a very relaxed retreat.
oven timer is erratic, oven door does not fit properly.
light switch in main bathroom is intermittent.
recycling information on kitchen wall and above outside bins needs updating.
not enough wine glasses!!

Beautiful scenery and plenty of wildlife, an ideal retreat but close enough to civilisation for essentials. Very comfortable and warm accommodation.
Hard to find fault. Rooms more comfortable and showers much better than Boathouse. Couldn't find any egg cups but will buy some on my way up next time!

As always we found everything to our liking. A warm clean cosy peaceful cottage with a view to die for whatever the weather. What more could one wish for to enjoy a happy holiday? The location is superb. Our roots are there so what else can we say!! Rudi our poodle whole heartedly agrees although he is still looking for his friends the late goats.
We cannot think of any!

This cottage is an excellent and comfortable base for a highland holiday. The fact that we have returned 11 times in 7 years is testament to that. The place is always spotless, it's well equipped and in such a tranquil and restful setting. Leaving is always a struggle. In between visits, I dream about the walk-in shower which is fantastic.
Maybe a garlic press. But I'm seriously nit-picking here. The place really is perfect.

Maybe a cool fan in the upstairs mezzanine area which is lovely but gets very warm in the summer months.

We were suprised and delighted when we arrived. Such a beautiful property in a stunning peaceful setting, exceeded our expectations. The quality of everything in the property has been completed to a very high standard from furnishings, linen, kitchen and dining equipment. All mod cons including sky box which was great for me to keep up to date and wifi to keep my husband too. From a logistical point of view this property is very well positioned as we were very close to Inverness for shopping and resteraunts. You can also explore the highlands eadily going north, south, east or west. Or go south towards Aviemore and the cairngorms park. The Black Isle itself is itself is really beautiful and the property is close to munlochy, Fortrose and Rosemarkie for some very nice Resteraunt's.
From the initial contact I made with Christina she was so helpful and understanding to our circumstances before I could comit to book. The only feedback I have was regarding the website pages for the property. On opening the photos they were blurred but I was opening the website on my iphone. Also, I was unable to see any reviews regarding the property so was unable to know what to expect. This made me reluctant to book but Christina ressured us how lovely the property was and we were not dissapointed it was wonderful !! I gave the property a10 overall hoping thats the positive rating !

We have been coming to Roebuck cottage with friends for more than ten years, we love the cottage, views, walks, location and always want to return and definitely want to stay on when our week is over.
Would it be possible to replace the pull cords in the bathrooms and toilet, and perhaps put bathroom cupboards in?
Cancellation: The Holidaymaker is liable for the total hire charge unless written notice of the intention to cancel the booking is received at least eight weeks prior to the commencement of the holiday. The deposit paid to confirm the booking, and other monies paid, will only be refunded if the Owner is able to re-let the holiday cottage for the period of the holiday let. In the event of re-letting, the Owner will retain the sum of 100GBP to cover administrative costs and (subject to deduction of that sum) refund to the Holidaymaker the balance of monies received from the Holidaymaker, or the sum received from re-letting whichever sum shall be the lower. Every effort will be made to re-let a cancelled booking, but the Holidaymaker is advised to take out holiday insurance to cover that eventuality.
