Overlooking Munlochy Bay on the southeast side of the Black Isle, the cottages command superb views across the bay and the forested hills and farmland on the south shore, with the mountains of Strathconon in the distance. Well off the beaten track, and in quiet rural surroundings but within a short drive of Inverness, Bay Farm is a haven for birdwatchers and nature lovers. Roebuck Cottage is a charming cottage that offers open plan, spacious and bright living accommodation. This self-catering cottage has one king en-suite bedroom and one twin en-suite bedroom, sleeping four guests. The accommodation is principally on the ground floor and is fully accessible by wheelchair. Layout: The open plan living room is bright and airy, with comfortable sofas to sit and admire the views across Munlochy Bay. There is a dining table and six chairs. The French windows lead out to the patio, with timber garden furniture and stunning views. The spacious, open plan kitchen is fully equipped with fridge, freezer, microwave oven, electric oven and hob, kettle, toaster, dishwasher, washer/dryer. The double bedroom comprises king-size bed and plenty of hanging and drawer space. Lovely views over the bay. The en-suite bathroom has a bath with shower, wash hand basin, and W.C. The twin bedroom has two single beds, and sufficient hanging and drawer space. The en-suite bathroom comprises a bath with shower, wash hand basin and W.C. Stairs lead from the lounge to the Mezzanine floor: A bright sun lounge, you can enjoy lovely sea views over the bay from the large roof windows. The outdoor patio area has timber garden furniture and boasts spectacular views of Munlochy Bay and the mountains of Strathconon. Plenty of parking is available in the car park at the side of the cottages. Heating and electricity included in your rental. We provide all bedding, bed linen and towels, TV, and WiFi (subject to fair usage policy). Up to two well-behaved dogs are welcome at an added fee of £20 per dog. Really good location. Heating and hot water were excellent. Comfortable beds . TV easy to use. We found that the fan only element of the oven was not working but got around this by use fan combined with the grill. Perhaps a few more pots and pans. G. T. Warm, comfortable, all necessary facilities and equipment. Good range of kitchen appliances and utensils. Very effective heating in main living areas. Good TV and DVD facilities for winter evenings. Easy access to good quality suppliers of victuals, restaurants and cafes. Heating source in bathrooms is a bit puny, particularly in the main bedroom. A more effective oil filled radiator is needed. We were very disappointed to hear that the trees in the quarry are to be felled. As no one enters the quarry they represent a minimal risk but do provide a significant source of food, roosting space and nesting sites for wildlife - a major factor for the many returning users of Roebuck and Swallow. Felling the trees will also have a detrimental impact on the appearance of the quarry, which as the source of stone for the construction of Fort George has a direct historical link with the soon-to-be headquarters of SNH. Brilliant location. Ideal for a relaxing holiday, with plenty of wildlife to observe. Housekeeping is always top notch. Cottage is always maintained to a high standard and is warm and cosy. It would be hard to find any!! We wouldn’t keep returning year after year if there were any issues. C. We had a lovely holiday in your lovely cottage as we always do. Every thing was as we had anticipated. Very peaceful and quiet and a perfect view from the terrace. Nothing comes to mind. The only thing missing, was our beautiful old Standard Poodle Rudi who died last Christmas. Bay Farm was top of his holiday list. He loved being there and always looked for his friends the Goats. K. I truly love the first sight on a Saturday when I drive down the lane and see the cottages from above, it means I've got a full week to enjoy this special location! It's warm, cosy, spacious and exceptionally clean and has one of the best views in Scotland. I always hate leaving as I feel I've just let the magic of Munlochy Bay works its spell on me, then it's time to go home...I'll be booking for next year. My only comment would be that the kitchen could do with a bit of an overhaul as well as some of the curtains. Just looks a little jaded. I think the standard of self catering properties (even if you have dogs) is amazing these days and companies like LLH prove this but not enough for me to stop going back to Bay Farm! Just love it. J. This cottage is always maintained to a very high standard. Each time we return—-and we’ve been many times—- we always notice fresh decorating, new carpets, or new appliances etc. It is in a beautiful location and if you enjoy wildlife there is lots of that about, including red kites, ospreys, seals red squirrels etc. An ideal spot for “chilling out”. Can’t wait to return. The track down to the cottage is very challenging for the car’s suspension 😕. The deposit paid to confirm the booking, and other monies paid, will only be refunded if the Owner is able to re-let the holiday cottage for the period of the holiday let. In the event of re-letting, the Owner will retain the sum of 100GBP to cover administrative costs and (subject to deduction of that sum) refund to the Holidaymaker the balance of monies received from the Holidaymaker, or the sum received from re-letting whichever sum shall be the lower. Every effort will be made to re-let a cancelled booking, but the Holidaymaker is advised to take out holiday insurance to cover that eventuality.
