Bay Farm consists of two specifically designed self-catering holiday cottages, Roebuck Cottage and Swallow Cottage, and built on the site of an old farm steading in 2000. Overlooking Munlochy Bay on the southeast side of the Black Isle, the cottages command superb views across the bay and the forested hills and farmland on the south shore, with the mountains of Strathconon in the distance. Well off the beaten track, and in quiet rural surroundings but within a short drive of Inverness, Bay Farm is a haven for birdwatchers and nature lovers.
Roebuck Cottage is a charming cottage that offers open plan, spacious and bright living accommodation. This self-catering cottage has one king en-suite bedroom and one twin en-suite bedroom, sleeping four guests. The accommodation is principally on the ground floor and is fully accessible by wheelchair.
Layout:
The open plan living room is bright and airy, with comfortable sofas to sit and admire the views across Munlochy Bay. There is a dining table and six chairs. The French windows lead out to the patio, with timber garden furniture and stunning views.
The spacious, open plan kitchen is fully equipped with fridge, freezer, microwave oven, electric oven and hob, kettle, toaster, dishwasher, washer/dryer.
The double bedroom comprises king-size bed and plenty of hanging and drawer space. Lovely views over the bay. The en-suite bathroom has a bath with shower, wash hand basin, and W.C.
The twin bedroom has two single beds, and sufficient hanging and drawer space. The en-suite bathroom comprises a bath with shower, wash hand basin and W.C.
Stairs lead from the lounge to the Mezzanine floor: A bright sun lounge, you can enjoy lovely sea views over the bay from the large roof windows.
The outdoor patio area has timber garden furniture and boasts spectacular views of Munlochy Bay and the mountains of Strathconon. Plenty of parking is available in the car park at the side of the cottages.
Up to two well-behaved dogs are welcome.
Heating and electricity included in your rental. We provide all bedding, bed linen and towels, TV, and WiFi (subject to fair usage policy).
Please note: Gardens/Outside areas not necessarily dog proof, even if fenced/walled, so dogs must be kept under control at all times, especially near farm animals.

We really enjoyed our stay. The location is great to, on the one hand discover Scotland, but on the other hand also spend some relaxed time at "home". Overlooking the bay we had a really good time with the quietness and nature around us. The administration was uncomplicated, flexible and we felt very welcome.

The location, the view and the peacefulness. We also find the cottage is very central for visiting places and not too far off the beaten track. Moving the T.V. downstairs is an exellent idea, much more comfortable. Thank you also for the goody basket it was much appreciated.
The hairpin bend as you arrive at the cottage. Missing the salt bin and the marker stones is a challenge for a large car, especially after dark. Perhaps approaching from a different direction might be be a better option if it was possible.

We liked absolutely everything about this cottage, and about the friendly and extremely helpful staff who deal with the bookings. Nothing is a bother for them to supply to make your stay at the cottage a pleasant and welcoming one! The cottage is equipped to a very high standard and is immaculate, cosy and warm with magnificent views. You even get a lovely welcome basket on arrival.
This was our second stay here and I'm sure it won't be the last! If like us, you love wildlife there is no better location as you have it all right on your doorstep. Beautiful little red squirrels in the trees around the cottage, an osprey to watch flying over the bay and of course the Moray Firth dolphins just a few miles away!
We would highly recommend Bay Farm Cottages to anyone wanting a relaxing and peaceful holiday in an excellent cottage in beautiful surroundings.
There was absolutely nothing to dislike!

The cottage caters to every need, we love it!! The views, the caretakers, the bed, even the goats make it a special place.
The TV being upstairs, the little chairs are not comfy
Cancellation: The Holidaymaker is liable for the total hire charge unless written notice of the intention to cancel the booking is received at least eight weeks prior to the commencement of the holiday. The deposit paid to confirm the booking, and other monies paid, will only be refunded if the Owner is able to re-let the holiday cottage for the period of the holiday let. In the event of re-letting, the Owner will retain the sum of 100GBP to cover administrative costs and (subject to deduction of that sum) refund to the Holidaymaker the balance of monies received from the Holidaymaker, or the sum received from re-letting whichever sum shall be the lower. Every effort will be made to re-let a cancelled booking, but the Holidaymaker is advised to take out holiday insurance to cover that eventuality.
