There are windows on two sides giving spectacular views over the surrounding countryside, and French windows opening on to the outside patio area. The Dining Kitchen is well equipped with custom built Stirling & Jones oak units, granite work surfaces and oak strip flooring. Kitchen equipment includes fridge/freezer, electric oven and hob, microwave oven, dishwasher and washer/dryer. The double doors from the dining kitchen lead to a TV Lounge/Sitting Room, which has TV / Sky, DVD Player, a twin-seat sofa, armchairs, coffee tables and a feature stone fireplace with electric fire. This lounge leads to the large Master Bedroom with a super-king bed, walk-in wardrobe, twin-seat sofa, dressing table & stool and bedside cabinets. A hairdryer is also supplied. The en-suite Bathroom comprises a bath, walk-in shower, WC, heated towel rail and illuminated mirrored cabinet.
First Floor: Double Bedroom with king-size bed, bedside cabinets, wardrobe, chest of drawers. The en-suite Bathroom comprises bath and shower over bath, WC and heated towel rail. There is also a Twin Bedroom with two single beds, wardrobe, bedside cabinets, chest of drawers and chair. The twin room en-suite Bathroom has bath and shower over bath, WC, heated towel rail and illuminated mirrored cabinet.
There is underfloor heating throughout the ground floor, and radiators on the upper floor. Heating and electricity are included in your rental. Free WiFi is also available. Duvets and pillows, with luxury bed linen, and towels are all provided.
The garden is not enclosed or fenced, and there is a patio area with garden furniture. There is also ample parking.
Please note: Gardens/Outside areas not necessarily dog proof, even if fenced/walled. Please keep your dogs under control, especially near farm animals.
Space, layout of the whole house, location, bathrooms and the underfloor heating. Nice to get fresh eggs from the farm.
The electric hob was difficult to use. Markings were worn and the unit itself was slow to heat.
A check to make sure there were no flies in the two upstairs bedrooms before arrival of visitors would have been valuable. However this was dealt with promptly.

Beautiful isolated location for anyone wanting time away from all the hustle and bustle. We loved the cottage, the area has a large network of footpaths for walkers.
The animal and bird life around the area is in abundance.
3 minutes away from Hackness Grange for any potential wedding guests wanting somewhere nice to stay
All in all we really enjoyed your visit immensely.
The area has poor phone phone reception. (a good thing for us) but, happy with everything else.

Perfect holiday house for a family with three teenagers, loads of space and quiet areas. Christmas Tree was very much appreciated. Location was idyllic - beautiful walks and scenery on our doorstep. Loved our time there and will our home away from home when were in North Yorkshire next!
WIFI a bit sketchy and unreliable. Seemed to be a curfew or times when we had no wifi.

Fantastic space, wonderful location.
The duvets were extremely heavy and hot for the time of year. We all found them the same, perhaps lighter types of duvets and spring/summer ones would be ideal.
We struggled to turn the showers in the main side of the building to cold, it took quite some strength and so may need to be looked at.
Everything else was just great and will be recommending the cottage to friends and hope to come back again soon!

It was breathtaking. A fabulous cottage - spacious, luxurious, well equipped and in a beautiful and peaceful area with amazing views from the garden . Excellent Wifi. Prompt attention from the agency when we reported that the dishwasher wasn't working.
This is being picky as the property was wonderful but would benefit from a few more teaspoons (only 5), summer duvets and instructions for the appliances. Also we found the upstairs showers rather too hot. If anything could be done about the flies in the kitchen it would really help as they are a complete nuisance.
Cancellation: The Holidaymaker is liable for the total hire charge unless written notice of the intention to cancel the booking is received at least eight weeks prior to the commencement of the holiday. The deposit paid to confirm the booking, and other monies paid, will only be refunded if the Owner is able to re-let the holiday cottage for the period of the holiday let. In the event of re-letting, the Owner will retain the sum of 100GBP to cover administrative costs and (subject to deduction of that sum) refund to the Holidaymaker the balance of monies received from the Holidaymaker, or the sum received from re-letting whichever sum shall be the lower. Every effort will be made to re-let a cancelled booking, but the Holidaymaker is advised to take out holiday insurance to cover that eventuality.
