There are windows on two sides giving spectacular views over the surrounding countryside, and French windows opening on to the outside patio area. The Dining Kitchen is well equipped with custom built Stirling & Jones oak units, granite work surfaces and oak strip flooring. Kitchen equipment includes fridge/freezer, electric oven and hob, microwave oven, dishwasher and washer/dryer. The double doors from the dining kitchen lead to a TV Lounge/Sitting Room, which has TV / Sky, DVD Player, a twin-seat sofa, armchairs, coffee tables and a feature stone fireplace with electric fire. This lounge leads to the large Master Bedroom with a super-king bed, walk-in wardrobe, twin-seat sofa, dressing table & stool and bedside cabinets. A hairdryer is also supplied. The en-suite Bathroom comprises a bath, walk-in shower, WC, heated towel rail and illuminated mirrored cabinet.
First Floor: Double Bedroom with king-size bed, bedside cabinets, wardrobe, chest of drawers. The en-suite Bathroom comprises bath and shower over bath, WC and heated towel rail. There is also a Twin Bedroom with two single beds, wardrobe, bedside cabinets, chest of drawers and chair. The twin room en-suite Bathroom has bath and shower over bath, WC, heated towel rail and illuminated mirrored cabinet.
There is underfloor heating throughout the ground floor, and radiators on the upper floor. Heating and electricity are included in your rental. Free WiFi is also available. Duvets and pillows, with luxury bed linen, and towels are all provided.
The garden is not enclosed or fenced, and there is a patio area with garden furniture. There is also ample parking.
Please note: Gardens/Outside areas not necessarily dog proof, even if fenced/walled. Please keep your dogs under control, especially near farm animals.
The house was fabulous with loads of space and light. Loved the entrance hall and the drawing room. The kitchen was very well equipped with plenty of storage space. The views from the patio were stunning.
The only thing which occurred to us to improve the property would be to enclose the garden area to make it safe for young children and dogs as there is a drop down to the field but it's a small point.

Nothing negative to say as we had a wonderful time. Fresh Farm eggs available at farm.

Granary cottage was an excellent holiday cottage, beautifully furnished and extremely clean. The terrace was a lovely quiet private place on which to sit out with a glass of wine in the evening. Our party consisted of two grandparents, two adults, one child and one dog. The accommodation was perfect in that the two grandparents (my husband and myself) could have the downstairs bedroom with ensuite and be completely separate from the rest of our family! The lovely large drawing room was a quiet haven away from anything and anyone else which we all occasionally used to have a quiet read or chat but that didn't happen very often as we were mostly together as a family. The location was perfect being away from the touristy beaches and the busy roads. It was easy to travel to York for the Jorvic Museum and Minster and, in the other direction, Whitby and further on to Seaham for the beach glass. Our friendly owners told us about the lovely quirky pub down the road where we went for a meal on our last evening. It certainly wasn't Cordon Bleu but the welcome and atmosphere created by the other customers and the owners themselves made us feel as if we were at a party and the memories will stay with us for a long time.
Firstly, we always cleaned up after our dog but were a little 'put out' to find that, throughout the week, there was dirt on the terrace left by another dog. And, secondly, as was mentioned to the owner, whilst the kitchen was extremely well equipped we missed having no oven trays to cook pizzas. We bought some cheap ones and left them for other holidaymakers but this is the only reason why I didn't give the perfect 10 for Furnishings and Equipment.

Beautiful location and extremely well presented property. All of the furnishings are top quality and the overall standard is extremely high.
Had a magnificent week with our 2 children and in-laws (2nd year running). Really enjoyed the tranquil setting but still convenient to other attractions.

The cottage was nice and spacious. The under floor heating was superb! The layout and equipment included made our stay all the better. The beds were very comfortable. The number of bathrooms was excellent. The entrance hall with the natural stone paving gave a real wow factor one first entry. The views were stunning.
TV was old and in need of modernisation,, we brought our child's Nintendo wii and the only hdmi socket on the TV did not work so we could not use. The DVD player tends to skip abit after around 1 hr of use, again requires updating. Some of the sofa/chairs were tired and showing signs of wear. The cork screw for opening wine bottles is a bit to basic. We had one bottle that we could not even open with it! The real Christmas tree although nice she'd took many needles, which got everywhere. Although the tree was a nice touch, maybe an artificial one would be better.

A really spacious property with the most beautiful views possible. We had an excellent holiday with three adults, one child and two dogs as the location is central to the forests and the seaside. The cottage is very comfortably furnished and feels like a home, not a holiday let that has just been furnished from a job lot. We will certainly return if not to this cottage, then to the area.
We have already contacted you regarding the cooker and the doors. many thanks for your prompt reply.
The only other comments is, that as this is a working farm an enclosed area for children and dogs would be helpful and mean the French windows could be opened.
Cancellation: The Holidaymaker is liable for the total hire charge unless written notice of the intention to cancel the booking is received at least eight weeks prior to the commencement of the holiday. The deposit paid to confirm the booking, and other monies paid, will only be refunded if the Owner is able to re-let the holiday cottage for the period of the holiday let. In the event of re-letting, the Owner will retain the sum of 100GBP to cover administrative costs and (subject to deduction of that sum) refund to the Holidaymaker the balance of monies received from the Holidaymaker, or the sum received from re-letting whichever sum shall be the lower. Every effort will be made to re-let a cancelled booking, but the Holidaymaker is advised to take out holiday insurance to cover that eventuality.
