The Rosehaugh Estate is a private landed Estate on the south side of the Black Isle, well off the beaten track but within a short drive of Inverness. The estate offers two unique and historically interesting properties, The Boathouse and Otter Lodge, both beautifully renovated to provide luxury self-catering holiday accommodation in this lovely corner of the Highlands of Scotland.
The Boathouse stands on a hillside just above a small lake. It is a cantilevered, two storey oak framed building with a half-timber gable and pink Rosemary roof tiles. It has been beautifully renovated and sympathetically extended. Furnished to an exceedingly high standard and fully equipped to provide a truly exceptional and charming self-catering holiday retreat. This incredibly special cottage has two king, en-suite bedrooms, sleeping four guests.
Layout:
Ground Floor:
Comfortable and airy double bedroom, with king-size bed and plenty of hanging and drawer space. The windows run the full length of the room and looks over the veranda to the Goose burn, with the lake over to the left-hand side. The en-suite bathroom provides and electric power shower, wash hand basin, W.C., and heated towel rail.
The open plan dining kitchen has a table and six chairs; French door leads out to the deck with stunning views over the lake. The kitchen is fully equipped with fridge, freezer, microwave oven, electric oven and hob, kettle, toaster, dishwasher, washer/dryer.
A steep spiral staircase gives access to the Upper Floor:
The spacious living room boasts an original (over) 100-year-old fireplace (feature only) with hearth tiles, and the dual aspect windows gives the room considerable light. A door from the living room takes you onto the high-level covered balcony which runs along the front and side of the lounge area.
A second door gives access to the master bedroom, with king-size bed and ample hanging and drawer space. From here, a door leads onto the covered balcony and a casement window with deep sill looking out over the lake to the Douglas pines beyond the dam wall. The en-suite bathroom has a bath, separate shower, wash hand basin, W.C., and heated towel rail.
Outdoors is a covered upper balcony, and ground floor decking area with timber garden furniture views overlooking the lake, and ample car parking.
Caution: Due to the proximity of the lake, the high-level balcony, and the steep spiral staircase which gives access to the living room on the upper floor, we ask our guests to take extra care when staying in The Boathouse.
Up to two well-behaved dogs are welcome.
Heating and electricity included in your rental. We provide all bedding, bed linen and towels, TV, and WiFi (subject to fair usage policy).
Please note: Gardens/Outside areas not necessarily dog proof, even if fenced/walled, so dogs must be kept under control at all times, especially near farm animals.

Always a pleasure to stay at the Boathouse. We are 2 older couples past retiring age but still working +1 retired elderly gent and appreciate the efficient heating system and range of convenience facilities.
In adverse weather I feel the sloping pathway and wooden steps lighting could be improved as in our favoured booking times both arrival and departure are in the dark. A more efficient entrance mat would reduce the tracking in of dirt and moisture.

|We have stayed at the boathouse several times but this was our first winter visit. The house as always was lovely but we were unaware that shooting takes place during the season. We had a problem with a shooter who appeared fairly close to the house and was shooting pheasants. My husband spoke to him and he refused to move and said he would contact the gamekeeper. The gamekeeper arrived a few minutes later and was very apologetic and confirmed that the shooter was standing in the wrong place. It might have been unpleasant if children were staying in the property. We subsequently received a handwritten apology from the Estate Office on Christmas Eve. This incident spoilt our week as if we had known that shooting takes place we would not have booked the property and it curbed our usual walks through the estate. I would suggest that it is pointed out to clients that shooting does take place during the winter months and it might be a good idea to post a schedule in the house in order that people are aware of dates and times of the shoots.

Lovely location with great walks round the estate.
The "Other" guest type reflects that we are married but are neither "young" nor retired.
The only issue is the pheasant shooting which took place in close proximity to the cottage: one peg was very close to our parked car and the Gun was firing directly over the roof of the cottage. At the time I was sure that this was safe enough, in fact the Gun was an excellent shot, but upon reflection the use of a firearm close to a cottage that might contain young children or a dog is not a good idea. Children may become upset and the typical family dog won't respond well to gunfire. It only takes one incident or publicly made complaint (e.g. a review on a travel website), however unjustified, to damage the reputation of the estate for ever, so I would recommend the removal of the peg from beside the cottage. Keep the shooting clearly separate from the holiday cottages - it will be heard but should not seen from a cottage.

Liked.....Location...,quality of accomadation.
Some of the ceiling lights were not working and only one bulb available.
I also think country cottage holidays may be able to do something about the walkers that walk within touching distance of the first floor bathroom window,maybe a fence or other?It is quite intrusive.

We've stayed in 14 cottages over the years and this one is equal first with one other for facilities but easily the best for location. After an enjoyable holiday we often say we would love to go back in this case we will definately return. The welcome basket of food was very much appreciated.

Fabulous location, amazing views, really secluded and private. Excellent facilities, comfortable luxurious accommodation. Welcome basket of goodies!
The property was advertised as having an open fire. This was in fact one of our search criteria. However, although there was a fireplace there was no grate or ash pan, no fuel and no tools (poker, tongs, etc) so it was pretty impossible to have a fire! We were really disappointed about this as it was one of the main reasons why we chose this property.

Fantastic holiday residence in a truly wonderful 'million dollar' location. The view alone is spectacular and worth every penny.
The house is luxuriously appointed and has some of the most comfortable beds in the whole of Scotland, (and I can say that as a veteran of many uncomfortable Scottish holidays in back breaking beds).
The peace and quiet, the wildlife and the tranquility of the estate makes this a cut above most Scottish holiday locations.
Some light bulbs had failed and replacements could not be found in the house, but other than that minor niggle, everything else was of a very high standard of cleanliness and tidyness.

The BOATHOUSE was just perfect , very clean and well equipped ,and the walks around the estate were wonderful,we hope to try OTTER LODGE next time .
THE ONLY IMPROVEMENT WOULD BE A LOG BURNER OR FIRE OF SOME SORT IN THE LOUNGE THE BEAUTIFUL FIREPLACE WOULD SHOW IT OFF TO PERFECTION.

Peace and tranquility abound. We were fortunate as to weather, but it is hard to imagine it making a difference. Completely charmed.
Condiments limited to salt and pepper--we would have been glad to replenish an existing supply of vinegar or basic spices.

Beautiful setting
Clean and has good facilities
Glad we can take the dogs
Sky box needs updating
Wood on boathouse and decking needs painted
Lots of people wandering around the property while we were there, which spoilt our stay as we had assumed given the price of our stay we would be afforded a certain amount of privacy
Gardener came to cut the grass while we were there meaning we had to stay indoors
Dog bowls and old towels would be helpful
Cancellation: The Holidaymaker is liable for the total hire charge unless written notice of the intention to cancel the booking is received at least eight weeks prior to the commencement of the holiday. The deposit paid to confirm the booking, and other monies paid, will only be refunded if the Owner is able to re-let the holiday cottage for the period of the holiday let. In the event of re-letting, the Owner will retain the sum of 100GBP to cover administrative costs and (subject to deduction of that sum) refund to the Holidaymaker the balance of monies received from the Holidaymaker, or the sum received from re-letting whichever sum shall be the lower. Every effort will be made to re-let a cancelled booking, but the Holidaymaker is advised to take out holiday insurance to cover that eventuality.
