The Rosehaugh Estate is a private landed Estate on the south side of the Black Isle, well off the beaten track but within a short drive of Inverness. The estate offers two unique and historically interesting properties, The Boathouse and Otter Lodge, both beautifully renovated to provide luxury self-catering holiday accommodation in this lovely corner of the Highlands of Scotland.
The Boathouse stands on a hillside just above a small lake. It is a cantilevered, two storey oak framed building with a half-timber gable and pink Rosemary roof tiles. It has been beautifully renovated and sympathetically extended. Furnished to an exceedingly high standard and fully equipped to provide a truly exceptional and charming self-catering holiday retreat. This incredibly special cottage has two king, en-suite bedrooms, sleeping four guests.
Layout:
Ground Floor:
Comfortable and airy double bedroom, with king-size bed and plenty of hanging and drawer space. The windows run the full length of the room and looks over the veranda to the Goose burn, with the lake over to the left-hand side. The en-suite bathroom provides and electric power shower, wash hand basin, W.C., and heated towel rail.
The open plan dining kitchen has a table and six chairs; French door leads out to the deck with stunning views over the lake. The kitchen is fully equipped with fridge, freezer, microwave oven, electric oven and hob, kettle, toaster, dishwasher, washer/dryer.
A steep spiral staircase gives access to the Upper Floor:
The spacious living room boasts an original (over) 100-year-old fireplace (feature only) with hearth tiles, and the dual aspect windows gives the room considerable light. A door from the living room takes you onto the high-level covered balcony which runs along the front and side of the lounge area.
A second door gives access to the master bedroom, with king-size bed and ample hanging and drawer space. From here, a door leads onto the covered balcony and a casement window with deep sill looking out over the lake to the Douglas pines beyond the dam wall. The en-suite bathroom has a bath, separate shower, wash hand basin, W.C., and heated towel rail.
Outdoors is a covered upper balcony, and ground floor decking area with timber garden furniture views overlooking the lake, and ample car parking.
Caution: Due to the proximity of the lake, the high-level balcony, and the steep spiral staircase which gives access to the living room on the upper floor, we ask our guests to take extra care when staying in The Boathouse.
Up to two well-behaved dogs are welcome.
Heating and electricity included in your rental. We provide all bedding, bed linen and towels, TV, and WiFi (subject to fair usage policy).
Please note: Gardens/Outside areas not necessarily dog proof, even if fenced/walled, so dogs must be kept under control at all times, especially near farm animals.

The setting and privacy were both brilliant. It was perfect for the first week of our honeymoon!! It was lovely to sit up in bed on a morning and see the lochan. One morning we saw a deer near the water. The dogs had a great time.
Part of the rail on the slope entrance to the cottage is very loose otherwise all was perfect.

A fabulous location with plenty of character and peace and quiet. A great location for exploring the Black Isle and beyond. Our second visit to the estate and certainly not our last.
All spotlessly clean, and in good order. Would have liked a couple of extra kitchen implements- potato masher, tongs, small sharp knives. Communication and information timely, informative and straightforward. Many thanks.

We had a fantastic time at this lovely house. It was very clean, warm, cosy and very well equipped with everything we needed. Had all weathers from loads of snow to warm sunshine and all in between! The situation of the house was good with lots of walks and cycle rides from the door.
The radiator in the upstairs bathroom does not come on and we think perhaps the radiators as a whole need to be bled as it might be air in the system. Apart from this everything was great.

I think we have stayed 7 times, possibly more, at this stunning Boathouse. Regardless of the terrible weather this house just exudes comfort and character making the stay relaxing and stress free. Just what everyone needs under the present circumstances.
None that we could find but I know this maybe difficult to resolve but WIFI and mobile signal are very weak, especially in the Otter Lodge. My concern is the fact that I have suffered from a heart attack in the past and should something happen it maybe difficult to contact emergency services.

Wonderful private safe location 8in a beautiful, well designed and unique property.
Hob not great and some kitchen cabinet handles loose plus grill element broken, however was being dealt with after I reported to housekeeper. Could do with far more crockery and cutlery. Some large pasta or salad bowls for both serving and eating would be useful. WiFi frankly atrocious and dropped all the time needing rebooted. I advised housekeeping and managers. Needs a visit from BT as master socket looks very out of date, as I advised.

TV was showing its age with a fair bit of background noise and interference.
Would be good if people who had something like Netflix could be able to access it through the TV.

Perfect location, this being our 5th stay at the boathouse. We booked at very short notice and the whole process was faultless, Christina was a pleasure to deal with. Looking forward to our next visit at this peaceful setting.
We appreciated the reduced amount of equipment etc. due to the COVID-19 lockdown and restrictions, however a few more pots and pans would’ve been useful.

Beautiful cottage. Black Isle fantastic place to stay , even in winter. The place was cosy & warm & very clean with every thing we needed.
Though the spiral stairs looked great they were quite difficult for me with a bad knee. I think people with any poor mobility need To be made aware as lounge upstairs

This was our sixth stay at the boathouse and it was as tranquil as ever.
The boathouse was not to the usual standard of cleanliness. It was very dusty from nests of tables to thick dust on the bed headboards. Our duvet cover had all the buttons missing bar two. These issues did not affect our holiday but there doesn’t seem to be the same attention to detail as before. We love the remote location and are used to it but one idea which would be very beneficial would be the installation of reflective posts to the entrance of the estate. When returning from Avoch at night, the entrance is impossible to see on the country road until you are upon it. We drove past it twice when there was cars coming towards us and behind us, we just couldn’t see the entrance, and we are not old!
Cancellation: The Holidaymaker is liable for the total hire charge unless written notice of the intention to cancel the booking is received at least eight weeks prior to the commencement of the holiday. The deposit paid to confirm the booking, and other monies paid, will only be refunded if the Owner is able to re-let the holiday cottage for the period of the holiday let. In the event of re-letting, the Owner will retain the sum of 100GBP to cover administrative costs and (subject to deduction of that sum) refund to the Holidaymaker the balance of monies received from the Holidaymaker, or the sum received from re-letting whichever sum shall be the lower. Every effort will be made to re-let a cancelled booking, but the Holidaymaker is advised to take out holiday insurance to cover that eventuality.
