The wide window sill runs the full length of the room and looks over the veranda to the Goose burn, with the lake over to the left hand side. Ensuite Shower Room: Electric power shower, wash hand basin and WC and heated towel rail. Dining Kitchen: The open plan dining room has table and six chairs and door which lead out to the deck with stunning views over the lake. The kitchen is fully equipped with fridge, freezer, microwave oven, electric oven and hob, kettle, toaster, dishwasher, washer/dryer. A steep spiral staircase gives access to the Upper Floor Lounge: The spacious lounge boasts an original (over) 100 year old fireplace (feature only) with hearth tiles, and the dual aspect windows gives the room so much light. TV with Freeview, DVD, CD and radio. A door from the lounge, gives access onto the high level covered balcony which runs along the front and down the side of the lounge area. A second door gives access to the Master Bedroom: Light and airy with king size bed and ample hanging and drawer space. A door leads onto the covered balcony and a casement window with deep sill looking out over the lake to the Douglas pines beyond the dam wall. Ensuite Bathroom: Bath, separate shower cubicle, wash hand basin and WC and heated towel rail. Outdoors: Covered upper balcony, ground floor decking area with timber garden furniture views overlooking the lake and ample car parking. Caution: Due to the proximity of the lake, the high level balcony and the steep spiral staircase which gives access to the Living Room on the upper floor, we ask our guests to take extra care when staying in The Boathouse. Please note: Gardens/Outside areas not necessarily dog proof, even if fenced/walled. Please keep your dogs under control, especially near farm animals. Gorgeous cottage in a wonderful, tranquil location. Lovely to have the top balcony to sit out on the top balcony even when it's raining because you are sheltered. We thoroughly enjoyed our week there. As always, it was absolutely spotlessly clean and comfortable. I'm really nitpicking here, but a garlic crusher would be a great addition to the cooking utensils - and maybe a few more teaspoons. It is really well equipped, though. H. We were at the midway of our trip, so the washer/dryer was invaluable. Communications with your team was excellent - both before our stay and during. It would have been helpful to have written instructions for all the appliances - particularly the washer/dryer and the water heater. We ran out the hot water tank one day and didn't realize it is on a timer. Gillian came over that evening and explained it to us. Everything Grass cutting when visitors are there is distrurbing, could it wait till change over day? People walking their dogs right past the cottage when people are clearly in residence is annoying. Idyllic location and fabulous property, extremely well appointed. We had a superb time and will definitely be rebooking and recommending to others. The electric hob should be updated to an induction hob which is both more efficient and safer. The old fashioned hob currently installed is both difficult to control and potentially dangerous (particularly for children) given that the plates remain extremely hot for a prolonged period after the cooker has been turned off. I burnt my hand badly as a result (...my own fault). C. An excellent location & surpassed expectations. Proved to be an ideal retreat to get away from it all, but within easy access to local amenities. Accommodation provided both a very comfortable and very well equipped stay in a secluded spot. Would certainly consider returning. May be worth pointing out on the property details that the stairs me be a problem for elderly or infirm.
