The Rosehaugh Estate is a private landed Estate on the south side of the Black Isle, well off the beaten track but within a short drive of Inverness. The estate offers two unique and historically interesting properties, The Boathouse and Otter Lodge, both beautifully renovated to provide luxury self-catering holiday accommodation in this lovely corner of the Highlands of Scotland.
The Boathouse stands on a hillside just above a small lake. It is a cantilevered, two storey oak framed building with a half-timber gable and pink Rosemary roof tiles. It has been beautifully renovated and sympathetically extended. Furnished to an exceedingly high standard and fully equipped to provide a truly exceptional and charming self-catering holiday retreat. This incredibly special cottage has two king, en-suite bedrooms, sleeping four guests.
Layout:
Ground Floor:
Comfortable and airy double bedroom, with king-size bed and plenty of hanging and drawer space. The windows run the full length of the room and looks over the veranda to the Goose burn, with the lake over to the left-hand side. The en-suite bathroom provides and electric power shower, wash hand basin, W.C., and heated towel rail.
The open plan dining kitchen has a table and six chairs; French door leads out to the deck with stunning views over the lake. The kitchen is fully equipped with fridge, freezer, microwave oven, electric oven and hob, kettle, toaster, dishwasher, washer/dryer.
A steep spiral staircase gives access to the Upper Floor:
The spacious living room boasts an original (over) 100-year-old fireplace (feature only) with hearth tiles, and the dual aspect windows gives the room considerable light. A door from the living room takes you onto the high-level covered balcony which runs along the front and side of the lounge area.
A second door gives access to the master bedroom, with king-size bed and ample hanging and drawer space. From here, a door leads onto the covered balcony and a casement window with deep sill looking out over the lake to the Douglas pines beyond the dam wall. The en-suite bathroom has a bath, separate shower, wash hand basin, W.C., and heated towel rail.
Outdoors is a covered upper balcony, and ground floor decking area with timber garden furniture views overlooking the lake, and ample car parking.
Caution: Due to the proximity of the lake, the high-level balcony, and the steep spiral staircase which gives access to the living room on the upper floor, we ask our guests to take extra care when staying in The Boathouse.
Up to two well-behaved dogs are welcome.
Heating and electricity included in your rental. We provide all bedding, bed linen and towels, TV, and WiFi (subject to fair usage policy).
Please note: Gardens/Outside areas not necessarily dog proof, even if fenced/walled, so dogs must be kept under control at all times, especially near farm animals.

An excellent location & surpassed expectations. Proved to be an ideal retreat to get away from it all, but within easy access to local amenities. Accommodation provided both a very comfortable and very well equipped stay in a secluded spot. Would certainly consider returning.
May be worth pointing out on the property details that the stairs me be a problem for elderly or infirm.

It is a lovely and unique house with beautiful and peaceful surroundings. We very much enjoyed reading on the veranda and going for walks, admiring all the old trees.
The bed in the downstairs bedroom wasn’t nicely made. The sheet were very wrinkly (as if not properly folded when still wet) and there were different hairs all over (cats, dogs?).
The first thing I did the next morning was wash all the linen as I didn’t feel comfortable sleeping in that bed (I started imagining that the linen hadn’t been changed at all after the last guests…).
Then I wanted to take a hot shower but there was only warmish water in the downstairs shower (even after waiting for 5 minutes), so finally we used the upstairs one which worked perfectly.
Also the upstairs bedroom smelled “funny” as if the windows hadn’t been opened for weeks. We found out later that evening that there are hundreds of bats living in the outside wall and obviously using it for a toilet as well, therefore the stench in the room.
The overall cleanliness wasn’t perfect either. The kitchen wasn’t that clean and there were crumbles on the floor in the dining room.
All in all we had a pleasant stay in a unique accommodation, but I would have expected more, especially for this price.

I liked the surrounding countryside. I also liked being able to order a shop 0nline. Overall good quality.
when we first stayed at the cottage a few years ago it was really spit-spot. This time we felt there was some essential work to the outside could be looked at. for eg we noticed quite a large piece of timber had fallen onto the decking area (which didn't bother us just saying) I found the way the cooking utensils in the cupboard awfully untidy and messy the way they have been put away. But these were just superficial points to make. We enjoyed our stay and will prob be back again.

We stayed in the Boathouse for a week, and found it to be absolutely magical. Hidden away in a little valley, surrounded by trees, and with it's own private lake, we felt completely removed from the rest of the world. The property is close enough to the Cairngorms and other locations that you can venture out during the day, and come home to luxury at night. We didn't even mind on the one day that the weather kept us inside, as we were just able to enjoy the property and read and relax in comfort. Whats more, the Country Cottage Holiday company were constantly pleasant, and on-call to answer any problems or questions, no matter the time. All in all, a perfect trip!
I cannot think of anything that didn't work or that we had a problem with.
Oh - one very minor thing. We wanted to put the heating on at one point, and without a manual or instructions had to guess how to do it. We managed to figure it out fairly quickly, but it might be worth putting simple instructions somewhere obvious? Unless you did and we missed them!

Loved the personal service in booking.
The location was amazing.
Really well appointed house and comfortable.
Loved the bird feeders.
Love the book about the house and estate.
Really enjoyed being able to sit outside on the verrandah and just watch and listen!
We offer these in the spirit of improvement - we really did enjoy enjoy our time at the house.
superking size or zip n link beds (or in at least one of the bedrooms) would make this house totally perfect and irresistible.
Couldn't find any information or maps about the walks on the estate.

We liked the peaceful location and the high standard of accommodation.
The welcome pack of bagels, jam, butter and milk was lovely.
We found the fan in the downstairs ensuite was very noisy.
I found the spiral staircase quite difficult to come down as I was worried about slipping. Possibly if it was carpeted it would feel safer.
I would have liked a small flat screen TV on the wall in the kitchen to watch breakfast TV.
Overall we loved it!
Cancellation: The Holidaymaker is liable for the total hire charge unless written notice of the intention to cancel the booking is received at least eight weeks prior to the commencement of the holiday. The deposit paid to confirm the booking, and other monies paid, will only be refunded if the Owner is able to re-let the holiday cottage for the period of the holiday let. In the event of re-letting, the Owner will retain the sum of 100GBP to cover administrative costs and (subject to deduction of that sum) refund to the Holidaymaker the balance of monies received from the Holidaymaker, or the sum received from re-letting whichever sum shall be the lower. Every effort will be made to re-let a cancelled booking, but the Holidaymaker is advised to take out holiday insurance to cover that eventuality.
