Overlooking Munlochy Bay on the southeast side of the Black Isle, the cottages command superb views across the bay and the forested hills and farmland on the south shore, with the mountains of Strathconon in the distance. Well off the beaten track, and in quiet rural surroundings but within a short drive of Inverness, Bay Farm is a haven for birdwatchers and nature lovers. Swallow Cottage is a delightful cottage that offers open plan, spacious and bright living accommodation. This self-catering cottage has one king en-suite bedroom and one twin en-suite bedroom, sleeping four guests. The accommodation is principally on the ground floor and is fully accessible by wheelchair. Layout: The open plan living room is bright and airy, with comfortable sofas to sit and admire the views across Munlochy Bay. There is a dining table and six chairs. The French windows lead out to the patio, with timber garden furniture, and stunning views. The spacious, open plan kitchen is fully equipped with fridge, freezer, microwave oven, electric oven and hob, kettle, toaster, dishwasher, washer/dryer. The double bedroom comprises king-size bed and plenty of hanging and drawer space. Lovely views over the bay. The en-suite bathroom has a bath with shower, wash hand basin, and W.C. Stairs lead from the lounge to the Mezzanine floor: A bright sun lounge, you can enjoy lovely sea views over the bay from the large roof windows. The outdoor patio area has timber garden furniture and boasts spectacular views of Munlochy Bay and the mountains of Strathconon. Plenty of parking is available in the car park at the side of the cottages. Up to two well-behaved dogs are welcome. Heating and electricity included in your rental. We provide all bedding, bed linen and towels, TV, and WiFi (subject to fair usage policy). Beautiful location, lovely cottage, quiet and peaceful but only 10-15 minutes from main road (down farm tracks, with a few potholes, okay if you use caution). Would certainly visit again. A bit more maintenance on access road would help, but I realise heavy agricultural vehicles use these roads.. H. Once again a wonderful stay in very well maintained accommodation. Views are amazing and abundant wildlife right in front of the window. If you have problem housekeeper is easily contacted. Good space, very clean and comfortable. Perfect location for us as we have family living in Avoch. We really enjoyed the peaceful setting. We would really enjoyed our stay and will definitely hope to stay again. Really appreciated having also a good television for the odd rainy day. The water supply wasn't so hot in the evening but we contacted the housekeeper and a plumber came round within 1 hour - great service. S. Peaceful location, spacious, well equipped for our needs. The addition of the walk in shower is great. Continues to be a place we expect be returning to in the future. We have had the pleasure to stay when rules were relaxed slightly with COVID. The accommodation was spotless and we were able to enjoy a peaceful week and as usual we will be back next year for a couple of weeks. Thank you for the opportunity to have a break when some have not been able to do so. We needed more plates and knives and forks but hopefully when we next arrive things will be more normal and the need for late arrival etc will have elapsed. A. Excellent house and location. Will be returning! I know because of Covid you had to remove lots of things from the property. But it would be so much better if there was a bit more crockery. It was ridiculous. And PLEASE proper mugs, not CUPS. Just a small thing but so important if you like a decent cup of tea/coffee. 4 small cups were provided. H. These cottages have become a second home for us. The peace and tranquillity, along with the amazing wildlife is perfect. The accommodation is perfect for us as one of our party has disability problems with walking and impaired sight. They know the lay-out of the cottage so well now that navigation is no longer a problem. we so look forward to our time there and it's a countdown to our next visit. The cottage is so well maintained and if there are any problems, Gillian seems to be always on hand to help. She's so efficient and helpful, obviously the right person for the job. The cleanliness is extremely high and all bed linen is beautifully presented. We cannot fault these cottages and that's the reason we return year on year. Not able to use washing machine for 2 days due to water supply not being turned back on after disconnection for a repair prior to our arrival. The deposit paid to confirm the booking, and other monies paid, will only be refunded if the Owner is able to re-let the holiday cottage for the period of the holiday let. In the event of re-letting, the Owner will retain the sum of 100GBP to cover administrative costs and (subject to deduction of that sum) refund to the Holidaymaker the balance of monies received from the Holidaymaker, or the sum received from re-letting whichever sum shall be the lower. Every effort will be made to re-let a cancelled booking, but the Holidaymaker is advised to take out holiday insurance to cover that eventuality.
