The Boathouse

Rosehaugh Estate, near Inverness, Ross-shire

The Rosehaugh Estate is a private landed Estate on the south side of the Black Isle, well off the beaten track but within a short drive of Inverness. The estate offers two unique and historically interesting properties, The Boathouse and Otter Lodge, both beautifully renovated to provide luxury self-catering holiday accommodation in this lovely corner of the Highlands of Scotland.

The Boathouse stands on a hillside just above a small lake. It is a cantilevered, two storey oak framed building with a half-timber gable and pink Rosemary roof tiles. It has been beautifully renovated and sympathetically extended. Furnished to an exceedingly high standard and fully equipped to provide a truly exceptional and charming self-catering holiday retreat. This incredibly special cottage has two king, en-suite bedrooms, sleeping four guests.

Layout:

Ground Floor:

Comfortable and airy double bedroom, with king-size bed and plenty of hanging and drawer space. The windows run the full length of the room and looks over the veranda to the Goose burn, with the lake over to the left-hand side. The en-suite bathroom provides and electric power shower, wash hand basin, W.C., and heated towel rail.

The open plan dining kitchen has a table and six chairs; French door leads out to the deck with stunning views over the lake. The kitchen is fully equipped with fridge, freezer, microwave oven, electric oven and hob, kettle, toaster, dishwasher, washer/dryer.

A steep spiral staircase gives access to the Upper Floor:

The spacious living room boasts an original (over) 100-year-old fireplace (feature only) with hearth tiles, and the dual aspect windows gives the room considerable light. A door from the living room takes you onto the high-level covered balcony which runs along the front and side of the lounge area.

A second door gives access to the master bedroom, with king-size bed and ample hanging and drawer space. From here, a door leads onto the covered balcony and a casement window with deep sill looking out over the lake to the Douglas pines beyond the dam wall. The en-suite bathroom has a bath, separate shower, wash hand basin, W.C., and heated towel rail.

Outdoors is a covered upper balcony, and ground floor decking area with timber garden furniture views overlooking the lake, and ample car parking.

Caution: Due to the proximity of the lake, the high-level balcony, and the steep spiral staircase which gives access to the living room on the upper floor, we ask our guests to take extra care when staying in The Boathouse.

Heating and electricity included in your rental. We provide all bedding, bed linen and towels, TV, and WiFi (subject to fair usage policy).

Up to two well-behaved dogs are welcome at an added fee of £20 per dog.

Otter Lodge

The estate offers two unique and historically interesting properties, The Boathouse and Otter Lodge, both beautifully renovated to provide luxury self-catering holiday accommodation in this lovely corner of the Highlands of Scotland.

 

Otter Lodge is an imposing stone building set in the valley below the lake, close to the Horseshoe Falls. It used to be the ‘Powerhouse’ power generating station supplying electricity to the Estate, and the water which used to power the turbines can still be seen running beneath the house, through the viewing window in the living room floor. Derelict and roofless for many years, Otter Lodge was lovingly restored and is now an elegant and luxurious self-catering holiday home. It has two bedrooms (one king and one twin) and two bathrooms, sleeping four guests. Accommodation is entirely on the ground floor, making it accessible for those with limited mobility.

Layout:

Entrance Hall leads into an expansive living / dining room with dramatic high vaulted ceiling, giving an extra sense of spaciousness to an already large room, which provides a lounge area around the feature fireplace. The huge Gothic window with window seat is a lovely place to sit and admire the stream flowing beneath the house. Furnished to an impeccable standard with large comfortable sofas, and dining table and six chairs.

French doors lead out to the patio area with outdoor / garden furniture.

The kitchen is fully equipped with electric oven and hob, microwave, kettle, toaster, fridge/freezer, dishwasher, and washer/dryer. The window at the end of the kitchen looks across the Goose burn to the bluebell wood - a special delight around May time.

The master bedroom is spacious with a king-size bed and plenty of hanging and drawer space.

The en-suite bathroom encompasses a bath, wash hand basin, and W.C.

The twin bedroom comprises two single beds, and plenty of hanging and drawer space.

The second bathroom contains a shower, wash hand basin and W.C.

The outside area has a patio with timber garden furniture, and ample car parking.

Swallow Cottage

near Inverness, Ross-shire

Bay Farm consists of two specifically designed self-catering holiday cottages, Roebuck Cottage and Swallow Cottage, and built on the site of an old farm steading in 2000. Overlooking Munlochy Bay on the southeast side of the Black Isle, the cottages command superb views across the bay and the forested hills and farmland on the south shore, with the mountains of Strathconon in the distance. Manor House Farm Cottage is the cosier cottage section of a refurbished Grade II listed farmhouse set in the heart of the picturesque North Yorkshire countryside.

Located between the seaside town of Scarborough and the village of Snainton, in the North York Moors National Park, it is ideally situated for peace and tranquillity, as well as for plenty of activity in nearby towns and villages.

Practically no light pollution means amazing dark skies for all you stargazers too!

Beautifully renovated, this cosy cottage comprises a Living Room, dining Kitchen, two Bedrooms, two Bathrooms, an outdoor patio area and garden.

Ground Floor front door brings you directly into a dining Kitchen, which includes a fridge, freezer, electric oven and hob, microwave, kettle, toaster, dishwasher, and washer/dryer. The kitchen is well-equipped for preparing, cooking, and serving meals for four guests.

Granary Cottage

near Scarborough, North Yorkshire

Granary Cottage is situated on the edge of the North York Moors National Park, seven miles west of Scarborough and the East Coast, and convenient for Whitby, Filey, Bridlington, Pickering, and York.

This lovely self-catering cottage is a beautifully renovated 18th Century barn nestled in a superb position overlooking the stunning Troutsdale countryside. The cottage has three bedrooms: one super-king (downstairs), one king (upstairs) and one twin (upstairs), each with en-suite bathrooms, sleeping six guests in comfortable luxury.

Layout:

Ground floor: stone floored entrance hall with beamed ceiling and feature oak staircase leading to gallery landing.

From the entrance hall, down a couple of steps and to the left, there are doors leading to a beautiful, expansive drawing room with sofas, writing desk & chair, a piano, and a feature Chesney stone fireplace housing an electric fire. There are windows on two sides giving spectacular views over the surrounding countryside, and French windows opening to the outside patio area.

To the right of those steps, there is a cloakroom, with a wash hand basin and W.C.

Turn left from entrance hall, up a couple of steps and into the dining kitchen, which has been custom built with Stirling & Jones oak units, granite work surfaces and oak strip flooring. Kitchen equipment includes fridge/freezer, electric oven and hob, microwave, kettle, toaster, dishwasher, and washer/dryer. The kitchen is well-equipped for preparing, cooking, and serving meals for six guests.

The double doors from the dining kitchen open to a TV Lounge with a sofa and armchairs, coffee tables and a feature stone fireplace with electric fire.

From the TV lounge, up a step and into the large master bedroom with a super-king bed, bedside cabinets, walk-in wardrobe, sofa, dressing table and stool. The en-suite bathroom comprises a bath, shower, wash hand basin, W.C., heated towel rail and illuminated mirrored cabinet.

First floor - upstairs from entrance hall is a double bedroom with a king-size bed, bedside cabinets, wardrobe, chest of drawers. The en-suite bathroom comprises bath and shower over bath, W.C., and heated towel rail.

There is also a twin bedroom on this floor, with two single beds, wardrobe, bedside cabinets, chest of drawers and chair. The en-suite bathroom has bath and shower over bath, wash hand basin, W.C., heated towel rail and illuminated mirrored cabinet.

There is underfloor heating throughout the ground floor, and radiators on the upper floor.

The garden is not enclosed or fenced, and there is a patio area with garden furniture. Parking is available right next to the cottage.

Granary Cottage is located on a busy working farm, so dogs must be kept under control at all times. There is plenty of parking and outside space and garden (not enclosed) with garden furniture for those long summer evenings.

Pheasant shoots also take place from October to January, so the farmyard is busy when the guns meet in the morning, and again at lunchtime.
