Property Description
Ground Floor: stone floored Entrance Hall with beamed ceiling and feature oak staircase leading to gallery landing. From entrance hall, there are doors leading to a beautiful, spacious Drawing Room with comfortable cushioned sofas, chair & writing desk, a piano, and a feature Chesney stone fireplace housing an electric fire. There are windows on two sides giving spectacular views over the surrounding countryside, and French windows opening on to the outside patio area. The Dining Kitchen is well equipped with custom built Stirling & Jones oak units, granite work surfaces and oak strip flooring. Kitchen equipment includes fridge/freezer, electric oven and hob, microwave oven, dishwasher and washer/dryer. The double doors from the dining kitchen lead to a TV Lounge/Sitting Room, which has TV / Sky, DVD Player, a twin-seat sofa, armchairs, coffee tables and a feature stone fireplace with electric fire. This lounge leads to the large Master Bedroom with a super-king bed, walk-in wardrobe, twin-seat sofa, dressing table & stool and bedside cabinets. A hairdryer is also supplied. The en-suite Bathroom comprises a bath, walk-in shower, WC, heated towel rail and illuminated mirrored cabinet.

First Floor: Double Bedroom with king-size bed, bedside cabinets, wardrobe, chest of drawers. The en-suite Bathroom comprises bath and shower over bath, WC and heated towel rail. There is also a Twin Bedroom with two single beds, wardrobe, bedside cabinets, chest of drawers and chair. The twin room en-suite Bathroom has bath and shower over bath, WC, heated towel rail and illuminated mirrored cabinet.

There is underfloor heating throughout the ground floor, and radiators on the upper floor. Central Heating and Electricity are included in your rental. Free WiFi is available. Duvets and pillows, with luxury bed linen, and Towels are all provided.

The garden is extensive (not enclosed / fenced) and patio area with patio furniture. There is also ample parking.

Please note: Gardens/Outside areas not necessarily dog proof, even if fenced/walled. Please keep your dogs under control, especially near farm animals.

Booking Cancellation Policy
The holidaymaker is liable for the total hire charge unless written notice of the intention to cancel the booking is received at least eight weeks prior to the commencement of the holiday. The deposit paid to confirm the booking, and other monies paid, will only be refunded if the Owner is able to re-let the holiday cottage for the period of the holiday let. In the event of re-letting the Owner will retain the sum of 100GBP to cover administrative costs and (subject to deduction of that sum) refund to the holidaymaker the balance of monies received from the holidaymaker or the sum received from re-letting whichever sum shall be the lower. Every effort will be made to re-let a cancelled booking, but the holidaymaker is advised to take out holiday insurance to cover that eventuality. Extenuating circumstances policy in the context of Covid-19: If Coronavirus restrictions prevent you travelling to your booked holiday cottage and/or disallows us from having you stay in our holiday cottage, we will either change your booking to another date or refund you in full. Booking Modification Policy
Any changes made to the reservation after booking will incur an additional administrative fee of 25GBP.
