Well off the beaten track but within 25 minutes drive of the centre of Inverness, Rosehaugh is a private landed Estate on the south of the Black Isle. We would like to offer four unique and historically interesting properties set on the Rosehaugh Estate, all very different from each other, but all delightful.

The Boat House stands on a hillside just above a small lake. It is a cantilevered, two storey, oak framed building with a half timber gable and pink Rosemary roof tiles. It has been renovated, and sympathetically extended and luxuriously furnished and equipped to a very high standard to provide a charming holiday retreat, with two ensuite bedrooms sleeping four persons.

Otter Lodge is an imposing stone building set in the valley below the lake, close to the Horseshoe Falls. It used to be the power generating station supplying electricity to the Estate and the water which used to power the turbines still runs beneath the house which you can see from the viewing window in the lounge floor. Derelict and roofless for many years, it has been beautifully restored and is now an elegant and luxurious holiday home with two bedrooms and two bathrooms sleeping four persons.

Red Kite House is a spectacular and beautiful historic building. Formally a working laundry it has recently been renovated and converted into two luxury apartments, Osprey and Red Squirrel. The house is set on a hill top at the end of an avenue of mature lime trees. Surrounded by open grassland and ringed by tall Douglas fir trees and Wellingtonia redwoods, Red Kite House provides a quiet and secluded holiday haven. The whole house can be let as a single unit providing accommodation for a party of up to ten people.

Osprey Apartment with its own private entrance occupies the whole ground floor of Red Kite House and sleeps six, with two double bedrooms and one twin bedroom along with three bathrooms. Surrounded by decking it makes the most of the outdoors and with large windows and French doors it is bright and airy and brings the outside in.

Red Squirrel Apartment with its own private entrance occupies the whole of the first floor and sleeps four, one double ensuite bedroom and one twin bedroom with family bathroom. Open plan living makes this apartment spacious, bright and airy and the views over the woodland and fields are spectacular and abundant with wild life.

Bay Farm Cottages situated just above the shore of Munlochy Bay SSSI on the south east side of the Black Isle are two purpose designed holiday cottages, Roebuck and Swallow, built on the site of an old farm steading in 2000. The cottages are south facing with superb views across the bay to the forested hills and farmland on the south shore with the mountains of Strathconon in the distance. Well off the beaten track in quiet rural surroundings but within 25 minutes drive of the centre of Inverness, Bay Farm is a haven for birdwatchers and nature lovers.

Roebuck Cottage is well equipped and furnished to a very high standard, a comfortable cottage offering open plan airy and bright living accommodation. The cottage has a double ensuite bedroom and twin ensuite bedroom sleeping four persons. The main living and all sleeping accommodation is on the ground floor and is fully accessible by wheelchair and one well behaved dog is welcome by prior arrangement.

Swallow Cottage is well equipped and furnished to a very high standard, a comfortable cottage offering open plan airy and bright living accommodation. The cottage has a double ensuite bedroom and twin ensuite bedroom sleeping four persons. The main living and all sleeping accommodation is on the ground floor and is fully accessible by wheelchair. Swallow cottage is kept pet free.
