Oil Central Heating and Electricity included in your rental. Under floor heating throughout the ground floor and radiators on the upper floor. Broadband internet connection is also available and included in the price.
Ground Floor Accommodation
Entrance Hall:
The stone floored Entrance Hall with beamed ceiling and feature oak staircase leading to small gallery landing and has doors leading to:
Drawing Room:
A spacious Drawing room with comfortable cushioned sofas, chair & writing desk and a Chesney stone fireplace housing a feature electric fire. Windows on two sides giving excellent views over the surrounding countryside and French Windows giving access to the outside patio dining area.
Dining Kitchen:
The well equipped Dining Kitchen has hand built Stirling & Jones oak units with granite work surfaces and oak strip flooring. Kitchen equipment includes fridge/freezer, electric oven and hob, microwave oven, dishwasher and washer/drier. Double doors leading to:
TV Lounge/Sitting Room:
The TV Lounge/Sitting Room is equipped with LCD Sky Television, DVD Player one twin seater sofa, two armchairs, coffee tables and a stone fireplace with feature electric fire. Door leading to:
Master Bedroom:
A large master bedroom with a 6’ bed, walk in wardrobe, two seater sofa, dressing table & stool and bedside cabinets. Duvet and pillows with luxury bed linen is provided. A hair dryer is also supplied.
Ensuite Bathroom:
Well equipped bathroom with separate shower, WC, heated towel rail and illuminated mirrored cabinet. Towels provided.
First Floor Accommodation
Small gallery landing overlooking the entrance hall, with doors leading to:
Bedroom Two:
Tastefully furnished double bedroom with king size bed, bedside cabinets, wardrobe, chest of drawers. Duvet and pillows with luxury bed linen is provided.
Ensuite Bathroom:
Well equipped bathroom, with bath and shower over bath, WC and heated towel rail. Towels provided.
Twin Bedroom:
Elegantly furnished bedroom with two 3’ beds, wardrobe, bedside cabinets, chest of drawers and chair. Duvet and pillows with luxury bed linen is provided.
Bathroom:
Well equipped bathroom, with bath and shower over bath, WC, heated towel rail and illuminated mirrored cabinet. Towels provided.

| Booking Cancellation Policy |
|
| The holidaymaker is liable for the total hire charge unless written notice of the intention to cancel the booking is received at least eight weeks prior to the commencement of the holiday. The deposit paid to confirm the booking and other monies paid, will only be refunded if the Owner is able to re-let the holiday cottage for the period of the holiday let. In the event of re-letting the Owner will retain the sum of £100 plus VAT to cover administrative costs and (subject to deduction of that sum) refund to the holidaymaker the balance of monies received from the holidaymaker or the sum received from re-letting whichever sum shall be the lower. Every effort will be made to re-let a cancelled booking but the holidaymaker is advised to take out holiday insurance to cover that eventuality. |
